When Will My Mortgage Be Paid Off?
Your payoff date is your start date plus the term — and extra payments can move it years earlier.
At a glance
The Short Answer
Your payoff date is simply your loan's start date plus the number of monthly payments: a 30-year loan started in January 2026 pays off in January 2056; a 15-year loan started the same month finishes in January 2041. Enter your details above to see the exact month.

Mid-Loan? Estimate the Months Remaining
If you are years into the mortgage, use your current balance and payment instead: months remaining ≈ −ln(1 − balance × r ÷ payment) ÷ ln(1 + r), where r is the monthly rate. For a $250,000 balance at 6.5% with a $1,769.79 payment, about 268 months remain — 22 years and 4 months. Or enter the balance as the loan amount with your remaining term in the calculator.
How to Move the Date Earlier
Every extra principal payment shortens the schedule. On a $280,000 loan at 6.5%, adding $200 a month pulls the payoff nearly 7 years and 4 months earlier; one extra payment a year pulls it about 5 years and 9 months earlier. Even rounding your payment up to the next $50 makes a visible dent.
Frequently Asked Questions
Is the payoff date the same as the maturity date?
For a standard fixed-rate mortgage, yes — the maturity date on your loan documents is the month of the final scheduled payment. Extra payments make your actual payoff earlier.
Does refinancing reset my payoff date?
Yes. A new 30-year loan starts a fresh 360-month clock, which is why some borrowers refinance into a shorter term or keep paying the old, higher amount on the new loan.
What happens if I miss a payment?
A missed payment with late fees effectively extends the loan and adds interest. Catch-up arrangements vary by servicer, so contact them immediately.
Will I get a document when the mortgage is fully paid?
Yes. The servicer files a satisfaction or release of lien with your county and returns the promissory note, typically within 30 to 90 days of the final payment.
