IRR Calculator for Uneven Cash Flows

Real investments rarely pay the same amount every year — enter each year's actual flow to get the true rate.

Why Uneven Flows Need IRR

Most real projects do not pay a tidy annuity: a business loses money in year 1, breaks even in year 2, then grows. IRR handles any pattern of yearly amounts — positive, negative, or mixed — and compresses them into one annualized return you can compare against a hurdle rate.

Worked Example

Say you put $20,000 into a small business. The cash flows come back unevenly: $5,000, $6,000, $7,000, and $8,000 over four years. Total returned is $26,000, but the IRR is about 10.5% — not the 30% total gain, because the money arrived gradually.

2+$6,000
3+$7,000
4+$8,000

How the Answer Is Found

There is no direct formula for IRR with uneven flows — it is solved by iteration. The calculator tests discount rates until the net present value of your flows equals zero. You can see this in the NPV table below the result: at 10% the example above still has an NPV of +$227, and the table crosses zero right around the 10.5% IRR.

Tips for Entering Real-World Flows

  • Enter the initial outlay as a negative number.
  • A bad year (big repair, slow sales) goes in as a negative yearly flow — that is fine.
  • Put the sale or exit value into the final year's amount, added to that year's operating flow.
  • At least one sign change is required; all-positive or all-negative flows have no IRR.

Frequently Asked Questions

Can IRR handle a negative year in the middle?

Yes. Enter the loss as a negative cash flow for that year. As long as the overall pattern still crosses from negative to positive value, the calculator finds an IRR.

Why does the calculator say no valid IRR was found?

IRR only exists when the cash flows change sign at least once and a rate between -99% and 100% zeroes out the NPV. Flows that never repay the investment, or that flip sign multiple times, may not produce a unique answer.

How many years of cash flows can I enter?

As many as you need — add a row for each year. IRR accuracy is unaffected by the number of periods, though very long horizons make the result more sensitive to distant estimates.

Does the order of cash flows matter?

Yes. $8,000 in year 1 and $5,000 in year 4 is not the same as the reverse — earlier money earns a higher IRR. Enter each amount in the year it actually arrives.
